PROJECT TIMELINE

This information is designed to help you in the planning stages of your project.  Ideally, you want to take delivery of the log shell during the  spring and early summer month's.  Your planning stage in most cases start's a year in advance of the log shell delivery.


HANDCRAFTED LOG SHELL CONSTRUCTION -   For a handcrafted log shell to be delivered in early spring or summer, we need to be building the log shell during the fall and winter month's.

 The size of a project is also a factor on when the delivery of the shell package would be.   We prefer that contract's and drawings are confirmed around late summer and early fall the year before delivery of the log shell to your job site. 


MILLED LOG SHELL CONSTRUCTION -   The best time of year to have your logs milled is during the winter month's.  Depending upon when the order is placed with our log supplier, it can be as much as 12 - 17  weeks before  the logs are ready to be shipped to your job site.  We build the log shell on site in order to save time and money.  So for a summer delivery  we need to place the order for the logs to be milled around October -  February,. Careful planning is the key to your project's overall success. 


SERVICES PROVIDED -  We build the log shell and also provide a dry in package where we install the roofing material.  We can also install at the owner's request the window and door framing into the log ruff opening,  A general contractor can be hired by you the owner, or many people act as their own G.C.  to save money.

Items like plumbing, electrical, heating, fireplaces , kitchen & bath fixtures, foundation & sub-floor are covered by a general contractor

Helpful hint's & tips for a smooth project production.

ESTABLISH A BUDGET

The first thing that you need to do is to establish a budget.  It is important to know what you can afford.  This will help to determine how much square footage your project will be.  A modest budget should be around 3 - 4 times the cost of the log shell.  See the cost estimating page for more detailed info.

DRAFT A FLOOR PLAN

After finding out what your budget range is i,e. min. and max. amount,  you are ready to start drafting a floor plan.  You can choose from a selection of stock plans or you can have a custom plan drawn.  Contact the folk's at RCMCAD.  See floor plan page.  You can contact us for design tips and general cost of different log diameters.

SUBMIT FLOOR PLAN

Once you have a basic floor plan you can then send it to us your builder for an estimated quote to see if you are on the right track.  When your plans are finalized and there are no more changes to be made, We can then give our final quote on the log shell construction.

SIGN CONTRACT

You are now ready to sign a contract based on your final drawings.  The payment schedule varies from milled and handcrafted construction.  With your deposit  we are able to order the logs.  To take delivery of the log shell, you will need to have your foundation and sub - floor system in place.  Temporary power at the job site is also needed.  The log shell is delivered and  assembly of the shell can start.

DRY IN PACKAGE

With the log shell  assembly now complete, the dry - in package can be started.  You can have us do this work as a option or do the work yourself to save money.  See the dry - in package page for more details on what we offer.

TRADES AND FINISHING ELEMENTS

Trades such as plumbing, electrical, heating, cabinet's etc. can be working on the building  during the dry -in stage.  A general contractor can help with organizing trades or some client's choose to act as their own G.C.  When the trades are done the next thing is to move into your new log cabin home.  Congratulation's, you made it !!
